What is a septic tank and how does it work?
A septic tank is an underground, watertight chamber that takes all the wastewater from your house, toilets, sinks, showers, laundry, and separates the solids from the liquid. The solids settle at the bottom as sludge, the liquid flows out to a disposal field in the ground.
It's a low-tech system, no power, no moving parts which is why they last so long when they're installed and maintained properly. Most rural and semi-rural properties north of Melbourne run on septic because mains sewer doesn't reach out here.
How much does a new septic tank cost installed in Victoria?
An installed septic tank on a typical Victorian property usually sits between $X,000 and $X,000 that covers the tank itself, excavation, plumbing connections, the absorption field and council paperwork.
Difficult sites, rocky ground, steep blocks, long runs from the house, heavy clay soil push the cost up. Phone estimates are guesswork; we give real numbers on-site.
How often does a septic tank need to be pumped out?
Traditional septic tanks should be de-sludged roughly every 3 years, that's the standard EPA Victoria recommendation. Leave it longer and the solids start to carry through into the disposal field, which is what ruins the field and costs you a rebuild.
My septic is overflowing — what should I do right now?
Stop using water in the house, no showers, washing or flushing, and keep people and pets away from any pooling water. Then ring us. Most overflow jobs are caused by a full tank, a blocked outlet, or a saturated absorption field, and we'll diagnose it on-site.
If raw sewage is reaching a waterway or a neighbour's property, it's a notifiable issue under EPA Victoria. We'll let you know if that step's needed.
Do I need a council permit to install or replace a septic tank?
Yes. Every onsite wastewater system in Victoria needs a Permit to Install from your local council before work starts, and a separate Certificate to Use once it's commissioned. Only EPA-approved systems can be installed.

What's the difference between a septic tank and a treatment plant (AWTS)?
A septic tank settles solids and lets the liquid drain to a soakage field — basic, low-tech, low maintenance. A treatment plant (AWTS) like FUJICLEAN actively treats the wastewater with aeration so the discharge is clean enough to irrigate over a smaller area.
Treatment plants cost more upfront and need quarterly servicing, but they let you build on smaller blocks, use the irrigation in your garden and meet stricter EPA conditions.
What is a FUJICLEAN and why do you install them?
FUJICLEAN is a Japanese-designed treatment plant with no moving parts inside the tank, no submerged pumps or aerators to fail. That's why we've stuck with it. Less to break, longer service life, and spare parts are easy to get locally.
Why does an AWTS need to be serviced every 3 months by law?
Every AWTS in Victoria must be serviced quarterly by a certified technician. That's a condition of your council's Certificate to Use, not a recommendation. Skip services and councils will fine you, and the system will eventually back up or trigger an alarm.

My FUJICLEAN alarm is beeping — what does it mean?
An AWTS alarm means the system has detected a fault — usually the blower, the discharge pump, or a high-water level. Press the silence switch on the panel (the sound stops but the light stays on), then ring us. Don't ignore it — an unresolved alarm usually means untreated water is about to discharge.

Why has my hot water stopped working?
Hot water can stop working for a number of reasons — a failed element or thermostat on an electric system, a pilot light or gas valve issue on a gas unit, or simply a system that's reached the end of its life. Most hot water systems last between 8 and 12 years, and when they start to go, the signs are usually no hot water, lukewarm water, strange noises from the tank, or rusty water coming through the taps.
We diagnose the issue on-site and let you know whether it's a repair or a replacement. If it needs replacing, we'll talk you through the options — electric, gas, heat pump or solar — and what makes sense for your property and household size.
How much does it cost to install plumbing for a new bathroom?
The cost depends on whether it's a new build, a renovation replacing fixtures in the same position, or a full replumb where fixtures are being moved to new locations. Moving a toilet, shower or vanity means new pipework through the floor or walls, which adds to the job. Whether the house is on a concrete slab or timber floor also affects how the work is done and what it costs.
Every bathroom is different, so we quote on-site once we can see the layout and access. That way you get a real number, not a guess.
Do I need a licensed plumber to install a dishwasher or washing machine?
In Victoria, any work that connects to the water supply or drainage system must be done by a licensed plumber. That includes installing a dishwasher, connecting a washing machine to plumbing, or fitting a new tap or mixer. It's not just a legal requirement — an incorrect connection can cause leaks, water damage or backflow into the drinking water supply.

What's the difference between a heat pump and an electric hot water system?
A traditional electric hot water system uses a heating element inside the tank to heat the water directly, similar to a kettle. A heat pump works more like a reverse-cycle air conditioner. It pulls heat from the air outside and uses that to heat the water, which makes it significantly more energy efficient.
Heat pumps cost more upfront, but they use around a third of the electricity of a standard electric system. There are also Victorian government rebates available through the VEU program that can reduce the cost of switching. We can talk you through what suits your property and whether the rebate applies.
Can a plumber fix low water pressure in my house?
Yes. Low water pressure is one of the most common plumbing issues in residential properties. It can be caused by old or corroded pipework, a faulty pressure limiting valve, a partially closed meter valve, sediment build-up, or leaks in the supply line that aren't visible.
We check the pressure at the meter and at the fixtures, then work out where the drop is happening. Sometimes it's a simple valve adjustment, other times it's a section of old pipe that needs replacing. Either way, we diagnose it on-site and give you a clear answer before any work starts.

My roof is leaking — can you find and fix it?
Yes. Most leaks aren't where the water comes through the ceiling — it tracks along rafters first. We climb up, find the source, and tell you whether it's a simple reseal or a bigger repair before any work starts.

Do you give free quotes?
Yes. Quotes for any work we do are free and no-obligation. For larger jobs — septic, drainage, earthworks, roof plumbing, we come out to the property to look at it. Phone quotes are guesses; on-site quotes are real numbers.
How do you charge — fixed price or hourly?
Larger jobs are fixed price once we've quoted. Smaller call-outs (a leak, a blocked drain, a tap repair) are charged hourly with the call-out fee included. You'll know the rate before we start.
